  • In addition to our Letting & Rent Collection Service, we take care of all aspects of the tenant, tenancy and property management. 2. Certification & Compliance

  • The most important part of the Management Service ensures complete certification and compliance. Without the mandatory safety checks, smoke alarms, carbon monoxide detectors, energy performance and up-to-date certification not only could you invalidate your tenancy agreement, you might be breaking the law.

  • We are trained and experienced Propertymark professionals, constantly updating ourselves on the current legislation.

3. Committed Maintenance Team

  • We also offer an extremely reliable and quick response to repairs on your property through our dedicated and experienced team of professionals. Both Landlords and Tenants have access to our 24-hour emergency contact number with ad-hoc problem solving and property visits to check on the problem and find the solution.

4. Inspections & Appointments

  • All property inspections are included in the Management Service and all communication with the tenant is managed by Maplewood. Although appointments can be arranged for our landlords to meet each tenant if required, most leave the day-to-day running to us.

  • If your contractor would like to visit the property instead or you have a maintenance or warranty contract, we can also manage this process for you.

5. Mail and Utilities

  • In between tenancies the responsibility for the property falls back to the landlord and often this means interim bills from council tax and utility companies. This time consuming exercise is also taken over by the Maplewood team and any mail is forwarded or returned upon request.

  • In line with our Letting & Rent Collection Service, all agreed repairs and utilities are accounted for with copy invoices in your monthly statement.
